I plan to move back to India soon and was wondering if at all it would be possible to remotely manage my properties from India (12 hour time difference makes real time communication a lot harder).

My sister in law and husband recently moved to LA into a single family home which is broken out into two units (upstairs and downstairs). 

(My opinion)  Otherwise the daughter is the owner and if she won't budge then move on or just wait for either the foreclosure or tax deed auction.

Schedule E the piece the IRS put out about moving rental from Schedule E to Schedule C was because someone provided services above and beyond what would occur at a typical rental so they treated it like a hotel.

After repairs I plan to move out possibly owner financing another home and renting out current home.  

But really all you have to do is notice the tenant that their rent is being moved closer to market rate.

Doesn't seem like a smart ROI move for Fanny Mae, in my opinion. 

I use the following criteria: Applicants minimum requirements Policy:Applicant’s gross monthly income must equal approximately three times or more the monthly rent.Applicants must be employed and be able to furnish acceptable proof of the required income.Applicants must have a credit score at or above 600.Applicants must have good references concerning rental payment, housekeeping, and property maintenance from all previous Landlords.Applicants do not have a history containing evictions.Applicants do not have a history with felony convictions.

I am open to other scenarios.We have access to $200k ish in equity in our primary.We will soon have access to another $100-150k for retirement/investing/IBC/etc.I would like to move into my young family into a (new build or fully renovated side by side) duplex.

This is a desperation move.
