How much money do you need to spend before you make a deal.The reason DMM flat out SUCKS is because more than most other marketing venues, DMM is highly unreliable because it depends where you get your list from, what people you target and it relies mainly on luck.The more mailers you send out the luckier you will get.What you should be doing is figure out the cost/deal for PPC, Facebook ads, DMM, Cold Calling etc. etc and then make sure you have the required funds available BEFORE you spend a cent or ask anyone here if that amount is good enough.Asking random people here on BP if $3K is enough...

Its your title company's job to determine if it's a legitimate POA.The point is to at least get the seller mentally, if not legally, committed to selling you the house, and then very quickly get that paperwork to the people that know what they're doing (i.e. the title agent).
