I usually pick up the newspaper the Friday/Saturday of that week, as it will have the fresh properties that will be foreclosed the coming month.

is it a pain, do they knit pick everything, or are you able to get licensed and have a time frame on fixing things (outside deck has peeling paint, cant paint in the winter) The house is clean, fresh paint in every room, new carpet new appliances. 

For the bigger properties, you really need to get them when they are doing a re-fresh of the whole complex.

I'm looking for properties where I can add value by rehabbing older buildings and provide fresh looking apartments to qualified tenants.With that said, I would like to start a small group in the Austin, Round Rock, Cedar Park, Texas area.

It's definitely going to be cheaper and faster than hiring a programmer to do the work for you but I always wonder about the quality and the freshness of any data that I receive from 3rd party sources.  

We are seemingly past the days where you can consistently add significant value via fresh paint and new flooring alone.

Generally speaking, they're slightly annoyed with the construction, but appreciate the fresh new look even more.  

It's been over a year, and we are no where near ready to give up, but it's time to revise and start fresh!  

I'm still fresh, and my head is still spinning from all the paperwork.

Consider spending a little money to make sure it has some fresh paint, good landscaping, everything is spotless and working.
