Doing it the other way, I can get fat returns and acquire 20 properties in the same time frame while still having tons of liquid cash  available.

She is an older that does not know how to use a cell phone, computer, or really tech and doesn't have a car.

I build up a fat pile of cash and punch it in the face with all I got. $37k chunks usually.

Now I have fat reserves, fat equity and don't mind purchasing with cash .I use private lenders vs commercial loans and you couldn't get me to blanket collateralize multiple properties if you paid me. 

Again barriers to entry are steep but finding tenants and getting a nice fat rent check is very possible.
