Also, I am lately seeing a trend of flippers painting the brick white when selling a property, it seems to make properties stand out and sell faster and the old-fashioned me was wondering what everybody's thought about this?

You need a "stick" that you can use to get them out in a timely fashion.

In the same fashion, it seems to me, you have tons of online real estate "gurus"/"mentors" giving people the false impression that all they need to do is pull a list, skip trace it, and start cold calling (and just grind hard enough, and not give up), and voila you'll be a real estate millionaire!
