Hi folks - I am looking to make an investment in a long term buy to rent, looking at around the $200-250k purchase price mark , ideally a lower mtce townhouse, or condo, and looking for capital growth and solid returns with young professional tenants.

Part of this is developing a tight marketing funnel mentioned in the latest Bigger Pocket Pod cast with Paul Thompson. 

I was brought on to build relationships with investors, builders, and developers.

Ideally would like to get it rented before the Holidays kick in.The new applicant we have has good rental history (no evictions, good landlord reference) but pretty bad credit (more than 5 accounts with charge-offs and collections that have just been reported in last 2 months).

If you have more specific questions ask those and you'll probably get better feedback.General advice: develop very rigorous criteria and stick to them 100%.

That would be ideal but if no partnership opportunity presents itself then I'm still prepared to move forwards on my own.
