Equity appreciation is a bonus. 

I feel that this approach gives me exposure to different financial markets so I can benefit when sectors go hot at times and to minimize losses when others face a downturn.

I would go so far as to say you SHOULD NOT give them a reason, as that just increases your exposure to a discrimination claim.

I guess in that case you'd still have to pay a % to the cooperating agent, but you'll get much more exposure and it'll sell quicker for a little more I would think. 

My current employment salary as an attorney is $65,000.00 without 401k; however, I do get a decent bonus for bringing in clients (a percentage of whatever the firm ultimately bills the  client).So here is my question to you folks who are/were similarly situated like me - what are some of the best options for me to get into real estate investing in light of my current financial situation?

Not to get off on a philosophical bent but I've always been of the opinion that people are born basically honest and stray off the path for one reason or another as a result life altering experiences and exposure.

Added bonus - if you are planning on taking a loan to purchase an SFR paying off those debts will help your credit score.

This time I will have money for a down payment, I received a good signing bonus and have been saving money and I'll have enough for a 10 percent down payment, e-fund for my condo, e-fund for next house and then about 10 percent for repairs.It would be nice to leave a small trail of duplexes as I move around (hopefully just New England) in my remaining 16 years.

Bonuses are also a good motivator.I hope your friend has some real pull with contractors as anyone with a reputation is booked up for the next year.
