I would go so far as to say you SHOULD NOT give them a reason, as that just increases your exposure to a discrimination claim.

I guess in that case you'd still have to pay a % to the cooperating agent, but you'll get much more exposure and it'll sell quicker for a little more I would think.

This time I will have money for a down payment, I received a good signing bonus and have been saving money and I'll have enough for a 10 percent down payment, e-fund for my condo, e-fund for next house and then about 10 percent for repairs.It would be nice to leave a small trail of duplexes as I move around (hopefully just New England) in my remaining 16 years.

Bonuses are also a good motivator.I hope your friend has some real pull with contractors as anyone with a reputation is booked up for the next year.
