Have the owner either bring a locksmith with him or have locks to change all exterior doors as soon as the guy is out.

There are various reasons the project may not qualify for financing:  owner occupancy percentage, one individual owns more than 10% of the units, the community is involved in some sort of litigation (usually construction defect), or the HOA finances are bad (underfunded reserves).

You guys have definitely cleared up some of the issues I had, but have also given me a lot more to think about as well.I was obv thinking of a 401(k) to lower apparently was is my MAGI, but apparently there are other options that may be better, so I will def take a look at the article you mentioned Brandon.
