I can get #10 business envelop with return address and unique shipping address for .08 cents each (minimum 1000, all of them are)a folded 8.5x11" black and white letter for .08 cents each4x6", two sided, black and white post card printed for .24 centsWith this system, I'm stuck stuffing and stamping the letters, and stamping the post cards. 

Without having the actual address I can only give you basic opinions.

Things like that don't happen twice, I wouldn't be overly concerned. 

I can tackle the CC and car note in the next 2 years but I was more concerned about my student loans because as of now it's not feasible for me to pay off $45,000 (or even half) in two years w/ my current income.

Unfortunately, I'm very concerned that the only solution might be the flexible base cove which never looks good nor would it offer a tight fit like quarter round. 

But I am currently concerned that rate might not be favorable to me. 

This is concerning to me because I was planning to put money into it thinking I had $25,000 of head room. 

It has a Gary mailing address, but there's a different school system and the values of real estate are higher than those inside of Gary city limits. 

@Phil Leonard I'll address these one at a time:Capital - if someone doesn't have the capital necessary, then it's time to go seek private money...or in other words, a partner. 

Biggest concern would be zoning and permitted uses.
