You generally will need updated heating, central air, granite kitchen, updated bathrooms, and be on a decent block. 

The market is definitely hot in that area due to the major defense contractors winning contracts.

My biggest issues is that there is one furnace for upstairs apartment and in basement is forced air heating.

main driver here is how bad the covid thing really is and whether we can contain it here. it appears elderly are at most risk. with the warm weather coming, this hopefully will assist in reducing the spread. for once, we might actually prefer a hot summer. 

And tben, dishes and utensils need to be rinsed with fresh HOT water.

I have already cannibalized the property and used the hot water heater, stove etc in other rentals. 

I have about 5 more years on my 6 year contract in the Air Force.

My capex budget includes roof  year 25 life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

Most of the later bookings are still in place, but with AIR BnB allowing cancelling at anytime with no penalty I think most are waiting to see how it goes.
