I was a single guy house hacking in a basement of a house so i felt like the down payments themselves was just a function of how long it would take me to save them.

We have a loan servicer which manages our seller financed units and it functions just like any bank loan would.

I have an old-school alarm that has a dial function (had to buy a prepaid sim card for this) that would alert me in case a motion sensor goes off.

Numerous threads on this so take advantage of that search function.

I'd rip it out, unless the bedroom is massive (which it doesn't look like) and you could convert it to a full bathroom walled off from the bedroom, to get the property up to 2 1/2 bath without loosing a functional bedroom.

The goal here is to learn from experience and what better way to understand functional design than living it yourself.
