@Heidi Fahringer wasted time doing several calls and then a meeting with a CPA and then got shocked with their proposed fee.After even more wasted time trying to find out from them why the fee was 10x what I had been paying - a lightbulb in my head finally lit up and I asked the revealing question and found they had a minimum charge.Obviously, we were not a fit.

I believe that if you are well versed on a specific market, or have someone who is knowledgeable in that market, you can do a successful BRRRR in another market as the local will likely have everything you need to get set up! 

So I snap pictures of paper receipts in the store and send it to that dedicated email.

@Adam Czachor I’m having this problem for the past two weeks now and I don’t know why.

Made 260K from sale of first house in Seattle after 4 years, then did an off-market deal with a friend to buy current house and now our equity in this third primary residence is ~500k. 

We have heard from all three camps in this thread.

You do not need to own a primary home in order to buy an investment property.

I have 5 rentals in TN and all of them have trees around them (just like most of TN).I happened to cut 2 trees last year that seemed to me too big and one of them was leaning into the house.

They sign the contract, hoping to find a buyer willing to take it on.Instead, go in with a maximum offer in mind from the start.
