We use a lock box and I have WiFi thermostats that I can control temperature when no one is there.If I moved further away I would just need to set up a cleaner and someone to maintain the yard and could still easily keep doing the property management.Key is to get a good support staff in your area.

Sorry about last post---The staff at your title agency had no experience with what you wanted so they had to call their attorney to check on it and, being an expert (hopefully) he/she knew how to do it.

Also, email their landlord help email address listed at http://www.achsng.com/landlords.asp and request an update on the inspection (attach a read receipt).They have very little staff, and are very, very busy.EDIT: this is a silly question, but you filled out and submitted the housing contract with your tenant, correct?
