If it's not to much trouble send me turnkey properties pls include every last  expense the land Lord is responsible forTaxes,ins,hoa if any,mgmt fee and rate,snow removal, grass cutting, 5% vacancies+5% maintenanceI will figure my mortgage inI have no problem w multifamily homes.I must be in a low crime blue or white collar areaAnd of course rentsthank you

As we all know especially in SFR s  most are buying rehabbed homes that are new to put into service.. they have no clue as to what will come up.. and they just run on blue sky numbers they see from a seller or posted on a site like this.. your MF investor will want to see trailing 1 or 2 years of actuals to build a model..
