Credit Karma (Free) is also a great site if you are not already on there as they provide insights into all three major credit reports and provide you tips about what is really dragging you down. 

I narrowed down my market search to three different places and I am currently working with realtors in all 3 locations.

I don’t know about laws and taxes for a foreign investor but, besides that I feel totally ready to begin.The money I pretend to use is from one of my three properties that are for sale here in Sao Paulo-Brazil.

The market for MFH is limited to investors here almost exclusively (there are few "live in one, rent three" setups locally) and there's no real rhyme or reason that I can see as to why these places go on the market. 

If it will then that should not be sufficient for the lender when I refinance the property.

I tried doing this with a three-condo building and was told that it wasn't possible (three-units, one owner-occupied, renting out other two) unless they were recombined into one prior to the sale.
