Prospecting to get clients will be the hardest part in my opinion. 

I would use it for sure, but it would also be useful to bring clients up to speed.

The typical reply I hear from commercial brokers is “why would I give this deal to you when I already have clients that can close on this”.

Asking upfront "how many clients of yours actively wholesale and do oversee/advised clients on how to legally wholesale real estate?"

I do not anymore because the clients invariably break the rules.

And she knows who I am because I am a local pastor and she recognizes me from my posts on Facebook that most our town sees.

The thinking is wealthier clients tend to be more experienced with a variety of investments and have investment "savvy", can understand risk and absorb losses easier and can understand these complex investments better.
