Russ, so from my experience, here are the answers to your 2 excellent questions. 1.

There is an excellent dealmakers group led by @jjgritts, well attended by wholesalers and investors. 

The IRR formula assumes that cash inflow is reinvested (at 10% using Excel if you don't enter anything in the "guess" part of the formula).It's great that you are taking the time to figure this out. 

I use 5 or 6 channels personally, so this isn't an accurate view of my earnings, but it gives you excellent information.
