Google that.Some leases have the terms that permit partial payment on late or past due rent by tenants even after the eviction action has been filed, some courts don't honor that and make you start all over again so don't get stuck.Sounds like with the "other lease breaches" you still want the tenant to leave so I wouldn't jam up the process and get a "DO OVER" at this stage of the game..

Or you could try and apply pressure,, tell the tenant that left your continuing with eviction action unless he get all the other people out in 24 hours and you meet and go and change the locks..

It's definitely good to ask the questions but so much changes from your planning stages to when you actually start doing deals that I've come to have the stance of, educate yourself yes, but take action first then as you figure out what you "really" want to do then you set up the legal structures to support that.
