I didn't find a single abandoned/obviously distressed property but more importantly I realized that is not how i want to spend my time.I want to spend my time doing ABC:ALWAYS BE CLOSINGSo I need leads coming to me.Current ideas/strategies:-Posting craigslist ads, offering $ for the location of these houses(some upfront, or perhaps say $500 if I close the house) -awesome bc it's free-Posting in newspapers-Remnant time on the radio-Also bandit signs saying "buying houses for cash"and to take it further, billboards (I recall seeing one that said "I buy ugly homes" years ago, now it's very clear to me lol, that would require capital though.Share your best ideas especially ones you've had a lot of success in:

There could be more foreclosures up ahead, especially in nicer neighborhoods where a lot of these prime borrowers resided.

Craftman style, decent neighborhood, needed significant work and great houses around it.Upon further inspection, it was partially worked on inside, some new sheetrock and paint, but it didnt look like anyone had been there in a bit.Knocked on the neighbor's door and after some chatting, got the owner's number.Long story short: meeting the owner this week for a formal tour, talk numbers, take my mentor and then maybe my first wholesale deal!

My figures are coming out to 17k for whole house, 17k for plumbing, ( both from the contractor as estimates ) as for windows 10-12k, count find asbestos removal estimate yet, Interior of both apts will need to redo flrs and linoleum as well as kitchen cabinets - Its will also need wall paper and paint and fix any bad floors or ceilings or - each apt is approx 1400 sq ft the house is in a desire-able neighborhood and has much carisma with a 3 car garage and possibility of an extra lot.. its a big project but I have to figure the repairs cost to a close estimate so i can make an offer - they are asking 85 and arv is 135-40 whacha think ?
