Hi All,We need to come up with the 25% down payment to purchase an investment property in our area, can you share how we can find this 25% - I know we can look at using private money at a certain % but this method is quite expensive for long term as we are looking at 30 year mortgages.

Your questions, though I can't answer them, are extremely helpful because now I must figure those out.The part of this that I'm still hanging onto in considering such a project, is that it seems like the 4 apts and 2 commercial spaces could fund the loan payments and then some.

If the acquisition costs are higher, it will lower your COC.Remember, you can make just about anything "Cashflow", if you put enough money down and reduce your payment, but you reach a point where the return doesn't make sense.
