Have you thought about getting a loan and getting a single family or a 2-4 unit?

Given the ideal situation when owning a rental property (for this example residential 1-4 units) is to hold that property in it's own LLC for liability and tax purposes. 

If you want to maximize your max rents then if might be a good idea to condomise it so that you can get rents as two separate units.

Trouble is, we need to get in to install a mini split A/C unit in the loft and the lawnmower (I mow the grass) is in the garage.  

Investment Info:Large multi-family (5+ units) wholesale investment.

There were only 2 so I added them to my units to immediately stand out.

We're interested in a place to live that breaks even with 3 units rented, has some value to add and is relatively clean in an area good for raising kids (no ghetto/near industrial, etc)  We have about 100k of skin.What are some areas worth focusing on?

I have a contractor who is going to be doing demo and Rehab on one of my units.

(Currently own a 4 unit rental and 8 acres planned for development in the near future).I have just received my closing disclosure and boy is it ugly.

I just had a similar situation where I raised the rent on a unit somewhat significantly to a rate that was better for me but still considerably under market value.
