But, I do keep an eye on it and still get daily copies of new REO listings in the area.

What I do is I save a set of these terms and tags on a note pad document and I copy an paste it on every ad this way when some does a specific search my ad always shows up.

However, when they give an ultimatum such as the one stated above, I recommend you come at them with something like an attorney's recommendation against signing a note, a copy of anti-deficiency statutes (if applicable), a letter reaffirming that your hardship will not allow you to afford the note payment, etc.

Maybe you can ask for a copy of what they have, or shoot them some questions you may have.

Generally contract rights are freely assignable.  

The header and sub header and are in big clear copy and are easy to distinguish from one another. 

I don't know anyone that I can communicate freely and I feel that if I had someone to guide me just a little I would jump out and excel.
