I primarily use the BRRR method, so the end goal is to have little-to-no cash invested which means that Cash on Cash Return is not a really meaningful metric.

For me, having at least a little equity in my personal residence is a must-have.Now, the $100K equity number is meaningful to me because it means that I could sell my personal residence on the spur of the moment and generate enough cash that I could buy another (much less expensive) house for the family to live in and own F&C.

It was ideal for them because they currently have free housing because they head a foster-care house, so they can do the repairs gradually until the house is in livable condition.
