What ever you decide you must bill the tenant for the cost and make sure you do frequent follow up inspections.

If you are open to working with a remote accountant, you open yourself up to being to work with a larger pool of accountants. 

I don't think you ever do, you just do it.Persistence and tenacity will take you far.

I think you have a few things confused because your base understanding is fuzzy.The L/O strategy involves 3 separate contracts.  1) Lease, 2)Option to Buy, 3) Purchase agreement.Here are some critical points to follow, and are not changeable or negotiable:1)  The Lease and the Option are NEVER to refer to each other and NEVER be combined into one contract...NEVER, EVER.2)  Never, EVER give any credits from rent towards the purchase. 

Initially I just thought real estate investing was something interesting to muse about if I ever win the lottery or get laid off; I didn't think it was possible to learn enough about about where to get started and how to avoid the pitfalls while keeping up with the 24/7ish demands of my work and family.
