hey fellow investors hope all is well , I am fairly new to real estate investing. as i was driving for dollars I found a lead for a house with a motivated seller.

I am purchasing the homes at fair market value and close next month.The engineering and city applications are already submitted for the subdivision and signs indicate it will be approved or else no deal.I have the homes under contract and the property owners have signed another listing agreement to allow me to market their homes to the next buyer.

I’m fairly new to the real estate investment business, and I’m currently focusing on wholesaling.

To be fair they haven't claimed that is B or C.

This will also help you avoid paying taxes (no property has been sold) while ensuring you are building up your asset base. 

The floors are fairly nice but there are 3 large areas right in the middle of the living room and dining room where wood was replaced with sub flooring.

Have you checked the master plan for the area to ensure that the city hasn't designated the area for higher density in the future?

Also, is the value of finding the houses, qualifying them and setting up appointments with the owners really worth something to investors, or is finding the properties fairly easy for most people?
