As per my research the more older the home , the more you might have to fix a big ticket item like a/c , heater etc. this would eat into your positive cash flow.

@Neil PolehnI would diversify and invest in 3 different states.It’s more complicated but you can “play” with cash flow VS appreciation and put your eggs in different baskets.It takes time, but are you in a rush?
