I’m not opposed to driving for dollars or local meetups, but those are not feasible from a distance.Between now and the end of the year, my goals are to:- Read four REI books, including David Greene’s Long-Distance Real Estate Investing- Analyze 200 deals in areas that we’re interested in purchasing some STRs- Build a relationship with some banks and real estate agentsMy goal in 2022 is to purchase two or three properties.

Retail buyers are driving the market.

Everyone seems to have different strategies and successes with direct mail, cold calling, driving for dollars, social media, etc.

People are homeless in California because there aren't enough properties to house them, which is driving the prices up. 

Now, I need about $50k in repairs to get it back to livable again and I haven't been able to find a mortgage product anywhere with this credit score and a property that anyone driving up will see is damaged.  

Using the logic of interest rates driving housing prices, prices should have been free falling for those 45 years.

Success stems from finding your drive.

Such a drastic increase would most likely drive them to move out.

I need to get rid of a squatter for them before I can drive back south to Texas.

Make sure you have an agent who’s going to work for you day in and day out, I’ve had to drive a good five hours/ 150 miles a day to get to the locations that are making deals happen, but that’s honestly what it takes.
