Save up the money for your first deal and start small -- you'll feel a higher level of achievement and won't be hurt as bad in your overall financial picture if you make a few mistakes. 

I am thinking about starting a side say (hobby) of power washing decks and other peoples homes around my area of (Capac, Brown city, Peck,) for weekend for, to help me achieve my goal of getting another rental within 8 months.

By being proactive and taking action steps to fulfill my goals, I believe I can achieve the success that I truly desire. 

I can't tell you the amount of motivation I've witnessed from almost every trade when it comes to the gold standard for them of being able to be paid weekly, a check every Friday is sometimes the most valuable thing you can trade with in your negotiations.

I have been listening to the BP podcast a lot lately and it has gotten me motivated to make some better use of the equity that is available in this rental (conservatively there is 50k equity), and use it to leverage the purchase of another or couple other houses to get rented out.  

I don't have buyer agent and deal directly with listing agent.What can you do to motivate both to move forward without overpaying for the deal?  

Not motivated enough?

Apartments are preferred to SFR because of the operational efficiency achieved.
