I would think, though I'm not in their shoes, that a flipper would be just as happy if i brought them an MLS deal as if it was not from the MLS as long as there is a significant discount over the list price and there is a reasonable amount of profit to be made.

Has anyone ever tied up a property with a purchase contract and a short time period (7-21 days), as long as the seller will allow, and then auctioned the house (with a reserve) via the internet or locally?

True, but for higher value properties, I don;t want to tie up Hundreds of thousands for 14 or 21 or 30 days, so a large EMD is more than sufficient.
