If the property is solely tenant occupied you will be looking for a Dwelling/Fire Policy (may be called a Landlord policy or similar name) or a commercial policy such as a Businessowners or Package policy.

I’m not sure why people continue to advise others to break the law just to make a buck but I think a large Partow it can be blamed on the gurus who package and preach this garbage for fees.As to the last paragraph, NEVER get paid or pay a wholesaler outside of escrow, you are only asking for trouble and inviting risk if you are the buyer.There are many ways to perform a wholesale transaction legally and ethically and none were mentioned in this post.

For example, sometimes you occasionally see packaged portfolios of 20+ properties for sale on LoopNet which are a mix of SFH, Duplex, Fourplex, etc.

I was thinking just have an electrician come one time and run power to a box outside each unit and just cap it that way im paying one time and can likely get a better price on a package deal.
