Talk with your current lender and cross collateralize the existing properties with the new property.  

Spend one year in that house improving as you are able (new paint and landscaping at the very least).

By the way, if the seller already has equity of 30% then the new refinance loan should be lower than the initial loan.

If you are currently in a large city and plan to stay there then you have more options, but if you are not sure where you are going to land then you might want to get ready and be prepared but wait until you get settled into that first good job so you don't need to move out of your new triplex 6 months in.

But, if you are a new investor looking to make their first deal or if you are talking about how much you have to put into a specific deal, that will get you better answers.
