The flooring color should not matter to you as the owner, unless it is crazy like pink carpet..

If you move there, get owners home insurance, utilities in your name, not a landlord policy, move all your billing, medical, voting, car registration, etc etc there you should be able to prove you live there 6 months.

At least in our primary market (Tampa) I think 2023 created a purge of subpar listings and subpar owner's (get rich quick types) and now has created an environment where the good survive and the best thrive and the rest have died. 

I'm unsure what the right path is, but I've been reading about investing in owner-occupied, multi-family properties.

The previous owner had delinquencies, vacancies, as well as deferred maintenance and very below market rents.

(luckily all my tenants paid, but I hear apartment owners got screwed by the bottom feeders.
