So as much as I didn't like the answer, I must admit I was wrong, and in the past I have done it one other time where I provided a tenant's electric account number to receive a credit to the final cost of the system.

We have learned the right and the wrong way to conduct our self and recommend all investors, agent, brokers, and negotiators do the same.  

Nothing wrong with helping but should have presented it in a different way.  

Keep in mind there are professionals that handle these jobs on a day to day basis because things can go wrong very quickly. 

Hello,I apologize if I'm posting in the wrong spot. 

I have been in a lot of rentals and I have NEVER seen anyone have more than a few bottles.A class maybe .. other wise wine is for owner occs that are into wine.My partner was dead wrong he thought people would still go to dinner and buy 60 to 100 dollar bottles in the down turn that did not happen... and as stated the wines that sold were the cheapest wines..

You recognize which path to take and you're not wasting your time and money going down the wrong path. 

So, in all of those instances they would be wrong.
