Secured my 1st Investment property to be rehabbed and flipped but I’m kind of curious as to the construction side. Should I have a contract with my contractor and what’s a common contract if any?

They can seem ridiculous sometimes but overall they have kept it beautiful and it hasn't fallen to over-development.If it wasn't for groups like them, I can only imagine the crap that would get constructed.
