In fact, my experience with their properties is that they are managed just as terribly as the smaller companies, as those companies implement portfolio-wide pricing strategies and don't really care about optimizing RevPAN and occupancy at the individual property level and don't really care about vetting guests and proactively avoiding anything. 

I don't really know right now what the costs might be other than anecdotal wide ranging estimates from contractors of $400k to $500k per unit.

There is a wide range of neighborhood types that fit many different investors.I live in Cincy and really like the niches here.
