I can't get the septic system tested because there is no utilities (water) in the house since it has been vacant. 

Have not tested 30yr yet.

Keep in mind I did not go past the initial stages of working for them as they did not pass my sniff test, so do your own due diligence on them as you would with any partner.

Just make sure they make enough to pay the rent (based on income and current bills) and that they pass the smell test.
