Due to a cost seg on a storage facility last year, showing a loss on paper (six-fig accelerated depreciation), I don't qualify for Fannie/Freddie, but qualify for any other type of mortgage (stable/solid income, credit, employment, cash-flow, etc.).

I know many that do this approach thus no need to season the loan or have sellers not choose your offer because it has an FHA loan attached to it.

@Jarvis Brown another option is to use Hard Money to buy a rehab, fix it up, and cash-out refinance after the seasoning period into a commercial loan product.
