some of the items i want to put in:- reminder of life expectancy for certain items - carpet, appliances etc -no less than 5 years (based on 5 year depreciation, defined by IRS publication 527 )- cold weather advise - what to do for water pipes not to freeze - defying emergency and ways to communicate issues- garbage removal and upkeep of the outside - im looking for proper wording on  "not clogging the drains or proper use?"

This should be understood, but not everyone can see past their own selfy and actually consider that our professional volunteers actually have a life of their own.I'm glad you pointed this out as a reminder. 

I'm sure you already know this, but I always like to remind. 

This was years ago and I remember it would pop up windows reminding me of a phone call or meeting with all the contact info there.

If it is in decent shape remind them there business is to rent lots and make $364/month per pad.

I like this, reminds me of Yelp.com, both parties get a say... of course the more reputable member will be believed over the one with less stellar reviews!

All in all, it has been very stressful and immediately riddled with problems - but overall, things are coming together, and I am once again reminded that the joys of property management & rental income are tethered by the responsibilities of tenant management & dealing with contractors .

I reminded my landlord per his own lease that I didn't have to let anyone into the property until the last 60 days of the lease.We still had over 6 months remaining.

Your post is a great reminder to anyone considering TK that they need to do their due diligence before pulling the trigger.Sorry for the monster post - my greatest BP weakness! 

It reminds me most of visiting Boulder in 2015 and saying to myself, 'This place is going to blow up...'
