You will have to do better than the Ferg but not quite as good as Dreamland.

Juan Pablo Murillo If you think you will go FHA, Conventional, FHA 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.

Last year my wife quit her job in California and now lives here too; she manages the apartment building and the duplexes are professionally managed for now. 

In Alabama another place I invest, it’s mostly government contractors and researchers (Huntsville) so SFR tends to do quite well there.

I would think they could work quite well for rental listings.
