I would consider the real estate investment club as a trade organization and deduct the membership dues as a business expense.

The reason a company like MI is selling at that price is they have a ton of volume and they do according to the owner at least half their business by referral if they put people into homes that did not perform  IE lower end as Curt mentions they would not be were they are.But you make a very good point out of state is not always the grass is greener scenario in fact out of state in the sub 125k range will in most markets really never move in value we all know that were on the west coast its a big function of the total investment.

I had an idea on neighborhood improvement that might be kinda left field, and am wondering if people could weigh in on this and on different strategies/experiences in general...Especially for those holding rentals in up and coming areas, I've heard of strategies ranging from joining local community groups, organizing neighborhood cleanups, and calling the city about graffiti/nuisances, to buying up whole blocks, paying people to sweep the streets, and opening local cafes or bars. 

Hey Guys;Although a have decided to pass on the latest real estate systems with the Fortune Builders organization, can anyone tell be or guide me to a real lead generating system such as what Fortune Builders had advertised. is there actually a way to gather leads from multiple sources that will sort or select according to your choice preference. if so, will it also automatically generate a reply or response letter. if so, where is such a system located.

The lender can pick the appraiser, and a good lender will pick the 203k appraiser because outsourcing this function to an appraiser without renovation appraisal experience may be setting the process up for failure.

Nope, not at all close, there is a difference between being promoted in an organization and selling your way to the top recruiting others under you, no financial sales organization allows just anyone to be their district manager.......but great sales can help you get promoted, but you're not entitled to a promotion based simply on sales.
