As someone who reports to sec for our loan portfolio - blows my mind how loans held for sale must be reconciled and valued frequently where as held for investment never have to be adjusted.

Use loans or other ways to pay for many projects at once.

Thank you JD , as I mentioned I am 1st time home owner and the mistake I did read online about water in basement and I wanted to save my carpets… I think now all of these are wrong fear.

U NEED your W 2 to qualify for loans full stop.. as your starting out. so just be realistic time freedom can come with a switch to full time RE agent you will get more free time but RE is very very tough.. and once you go self employeed you need two solid years of tax returns to qualify for funding..

Does anybody know how long one can take out a $30k - $40k loan with hard money... generally speaking?  

This can often be a great "investment" if you plan on staying a long time in your house.An interest rate cap is only good for 3 years, and, specific to this loan, it is interest only.  

Get loan P/I monthly, put together a Capex plan for all of the current and future repairs. 

We've put feelers out online (like care.com) but haven't received any responses.

I plan to use a DSCR loan.

They issue a very strong full Loan Approval and commitment within 24 hours that the banks/sellers like to see.
