In most cases with a bedroom difference like this you'll be best off using 3/1s and adding a certain amount (like $1,500-4,500 in my area) to adjust the indicated value from a 3/1 to a 4/1.An appraiser is far more likely to do this and use recent sales than to go back further in time.
