It looks like a good rehab was done, should that put me at ease about the age of the property?

Even if they have inspection reports, obvious things are not mentioned. 

This just goes to prove that no matter where you start and even no matter the age there are still competitive loan options out there!

We all have our own criteria, some more pickier than others, so this is just my 2 cents.Someone else mentioned flying out to see the property, I would highly advise that as well. 

@John West  As others mentioned, the full amount of the loan is typically reported.  

If you will note I mentioned "successfully invested'' being past tense as I am not offering realtor services. 

@Mike Dorneman that was my thoughts exactly, would be to find a partner that has a process in place and bring additional funds to the table that would allow them to either move into larger deals as you mentioned or a greater amount of units in a much shorter time frame.
