All material over a crawlspace is going to require refreshing more often than I like.

I recently attended a Fortune Builders seminar, and they mentioned having templates of different remodeled rooms in the house with pictures and a detailed list of all materials used, the costs, sku numbers, and even different vendors that supply those materials.

For the past several years I have been studying all types of real estate material and feel very confident with what I've learned.  

It's beauty and it's solid, but it needs some great cosmetic TLC.I am needing recommendations for contractors/handy people who like to rehab houses like this and respect the integrity of the architecture and the materials used in them.

I might adjust a little for "medium slope" and it also depends on how close it is to a localized labor force and materials suppliers.

Diversification by means of spreading your available capital amongst a large number of properties means that the occasional problem purchase will not materially affect your capital or return on investment.

The market is crazy, builders are busy, and the price of materials is jumping so only a local contractor can really give you an idea of what to expect.

So for now I'm focused strictly on lipstick on a pig-type rehabs because of low inventory, scarce labor and high material costs.
