I sold half of my new builds for cash.. there is young money and OLD money many from Northeast have ocean front homes or big mansions in the historic district.9. roads are not clogged... 10.. weather not florida terrible in the Summer and not New Jersey bad in the winter.. just right..

People with commercial loans often lament at having to re-qualify for the damn thing periodically, even after it's closed and all payments have been made on time.It seems like this will be a long term hold, so I'd take one of the fixed options while we still have time left in the "era of historically low interest rates."

One thing your missing dear is that when you bought all of these it was the best buying opportunity of the last 40 years... the only time that there was as good or better was about 1990 to 1992  when you had 50% devaluation on some SF and prime bay area assets.... so from that point on it took another16 years and a world crisis to set up your good buys.. ( although I really like the Northstar one I like Northstar a lot) but you time shares are historic for being able to buy pennies on the dollar in any market.
