House hacking is an amazing strategy and is how I got my start in real estate. 

Now, they still could pencil... but you have to be more creative and have more of a value add strategy- such as forced appreciation, adding a unit, adding a level, MTR/STR, etc

My initial strategy will probably be BRRRR in Iowa. 

Aim for a live-in flip, house hack, or combination strategy.

A common strategy here would be to move out of the townhome -> rent the townhome out -> house-hack and live in a new property with low down payment.
