Was the sale smooth with the current owner?

So I am considering two options:(1) HIre a contractor to hand off to finish the project.(2) Sell it as-is.If I go with option #2, obviously it cannot be a normal sale as the property is not habitable in it's current state, so cannot be mortgaged nor insured. 

The current owner pays $4K per year. 

Currently Im offering 20% and 20 points, is that not a good enough return for my ~600 credit score?

Ask to speak with some of their current owners and current/former tenants.

Hey All, I am currently reviewing property management software, I currently manage about 25 doors. the reviews are so mixed.

I have three rental properties in Southern Michigan which are currently insured through Hastings Mutual. 

The property currently consists or 3 furnished short-term rental units.
