They called crying the other day due to the stress and were asking to allow them to at least stay until end of June.I want to give them a bit of grace knowing that these two situations are legitimate (and they've been good at rent in the past), but I can't afford to keep them in there in anticipation that this does not get any better (medical bills won't just go away). 

@Westlake John I have a friend who owns property near hospital and medical school and a good majority of his tenants are students/residents.

The market has students sign year long leases even knowing most will move home for the summer and the unit will be empty (so it/when rehabbing is desired, the possibility exists to update it and use it as a perk to keep the same tenant).

A lot of flight students do the house-hacking method with a SFR, that’s what I’m currently doing (Yeah, few quality multi’s down here).

I don’t have the heart to evict them I would have to pay somebody to do it for me because I wouldn’t want to see them in court or deal with the crying phone calls so I want to know will a property management be ok with getting them out and letting me Airbnb both units I don’t think they will because they make money off rent and only one tenant is paying

Either buy a “decent” DSCR camera or ask a local photo student to take pictures with different exposures.

I’ve talked to a couple experienced investors who have done this and rent out each room to students for between 450-650$/month per room.
