They called crying the other day due to the stress and were asking to allow them to at least stay until end of June.I want to give them a bit of grace knowing that these two situations are legitimate (and they've been good at rent in the past), but I can't afford to keep them in there in anticipation that this does not get any better (medical bills won't just go away).

The market has students sign year long leases even knowing most will move home for the summer and the unit will be empty (so it/when rehabbing is desired, the possibility exists to update it and use it as a perk to keep the same tenant).

I don’t have the heart to evict them I would have to pay somebody to do it for me because I wouldn’t want to see them in court or deal with the crying phone calls so I want to know will a property management be ok with getting them out and letting me Airbnb both units I don’t think they will because they make money off rent and only one tenant is paying

I’ve talked to a couple experienced investors who have done this and rent out each room to students for between 450-650$/month per room.
