I'd like to start investing in SFR's in the Indianapolis area and would appreciate you input on favorable surrounding cities, neighborhoods, and what areas I must avoid.

Since they didn't have an opening for tent-fumigation in a time-frame that works for me, I reached out to second company to do an inspection (confirmed availability in advance) and they claim that according to their inspection there are NO dry-wood-termites HOWEVER  they see some heavy subterranean-termite activity surrounding the house and accordingly he suggest that I sign up for a annual monitoring and control payment plan (but he says no tent-fumigation is necessary)...        

Seriously . . . in that one building 2 of the other tenants (4 year tenant and 8 year tenant) have served notice and in the building that surround it there is a churn like we've never seen before . . . because there is also a steady stream of all of the trappings of a distressed lifestyle + recent drug usage.  

I have analysed many areas outside of the metro New York area in the surrounding states and further upstate but have been discouraged by the fact that in all of these markets, such as the smaller Connecticut markets like Waterbury and areas such a Poughkeepsie New York, populations have been declining over the past decade due to the cost of living and the departure of manufacturing.  

We are a small resort town with outdoor adventures minutes away including; many lake and river systems for summer sports, 4 ski resorts within the region for the winter sports, and we're surrounded by National Forests for camping and pretty much all other outdoor activities!

The tenant would be responsible for phone/internet/cable.Partial furnishings means it will have a custom built in kitchen, balcony furniture, light fixtures, and double sink/vanity with custom surround lit mirror and pendant lighting in main bath.

I do background checks and credit checks and if a person is in a good place now and has been showing consistency and responsibility I take that into account.It makes me a little uncomfortable to ask, but I’ve asked for more information about the circumstances surrounding whatever happened and sometimes that can set you at ease too.
