I’ve noticed that a lot of companies, whether advertising on T.V. or in print, are using the Facebook logo in their ads to encourage people to connect with them on Facebook.

The advantage here is we have much more control over the timeline and can upgrade appropriately to the tenant and use this as a way to move their rent closer to market.Another approach we have used is when we do have a vacancy and update the unit, we encourage another long term tenant in the building to move into the fresh unit (often with a bump in rent).

In my rental contract I let tenants know that paying cash will incur a 25 dollar fee to encourage them to use Zillow instead.  

Might want to ask them to take off the ethanol blinders and spend some money on measures to encourage commercial production of butanol too.
